Dramatically situated on the south Cornwall coast with direct access to a sandy sheltered beach below, retaining much of its period charm, this traditionally furnished detached grade II listed house, as featured in the 2013 film, “About Time”, is an ideal base for exploring the many sandy beaches of St Austell Bay, the fishing port of Mevagissey and the pretty sailing town of Fowey, and is only one mile from the 18th century harbour side village of Charlestown, via the South West Coast Path.

Accommodation
A level gated gravel drive with parking for six to eight cars leads to the front door which opens into the entrance porch with flagstone floor and part glazed doors into the panelled reception hall with a slate floored boot room and W.C with hand basin. The ground floor accommodation comprises of an impressive light drawing room with stripped timber floor, Broadwood Grand piano and partial sea views, a cosy morning room with timber floor and wood burning stove, a carpeted study and a large dining room with timber floor, dining table and ornamental fireplace.
From the dining room a door opens into the rear hall off which is the games room an additional light reception room with fireplace and partial sea views. There is a newly fitted kitchen with table and chairs, a tiled floor and two steps up to a small laundry. French windows and a step from the drawing room, dining room and games room lead to a gravelled path and lawn to the front.
There are two carpeted staircases with balustrading to the first floor with eight traditionally and comfortably furnished bedrooms, two en-suite bathrooms and a further three bathrooms. The landing divides with seven carpeted steps to a king size bedroom and wonderful sea views, a twin bedroom and bathroom W.C with hand basin and a further five carpeted steps to a double bedroom with sea views, dressing room and en-suite bathroom W.C with shower over the bath and hand basin. Off the central part of the landing is a twin bedroom with two steps up to an en-suite bathroom W.C with hand basin, a small double bedroom with sea views, a single bedroom with sea views and a further bathroom W.C with hand basin.
The first floor rear wing consists of a kingsize bedroom with lovely sea views, a small single bedroom and a bathroom W.C with shower over bath and hand basin.The housekeepers live in a self-contained wing of the main house.
Lawned garden extend to 10 acres with the main lawn on the seaward side with a rough path giving direct access to the beach below, the lawn then extends to the side of the property with gravel paths connecting the various smaller areas of the garden. The garden is not fully enclosed and therefore pets and children will require supervision. Porthpean has a sailing club, outdoor education centre and a family friendly beach with a seasonal dog ban.
All the amenities of Charlestown are within 1.5 miles by road including a selection of pubs, restaurants, cafes, children’s playground, quayside and small stoney beaches. St Austell, two miles, has a larger selection of shops and amenities and for the garden lovers the Eden Project and Lost Gardens of Heligan are within a 15 minute drive. The bustling coastal villages of Mevagissey and Fowey are five and eight miles respectively, there is bike hire at Pentewan and there are several golf courses close by.

Absolutely stunning house and gardens. A pleasure, a privilege. We loved every minute, so much to remember, croquet on the upper lawn, yoga on the lower lawn, barbecues, hearing my daughter play the piano, the beach, the woods, thank you so much… such wonderful views from every room, such interesting books in the library. We have had an amazing time, in an amazing place – an unforgettable holiday – a return is a must.
